Rain has been getting behind the render finish of this house for a number of years judging by it’s advanced state of deterioration. It is beyond repair and will have to be cut away and renewed, probably in its entirety. This illustrates the importance of keeping the decorative coating of masonry paint in good order.
Rendered surfaces may obscure defects such as movement cracks or deteriorating brickwork. This can only be established by removing render which is beyond the scope of most surveys. The risk of concealed defects must therefore be accepted.
Masonry paint should be maintained in good condition at all times to reduce the risk of penetrating damp occurring.
