A loft conversion can be a very good use of space…if it’s done properly!
A Chartered Surveyor will look at the escape route and other fire precautions, modifications undertaken to the timber frame which supports the roof covering, whether the floor joists have been strengthened to take the weight of furniture etc, the quality of the staircase access, provision oflighting and ventilation, and so on.
You will also need to check if necessary planning consents and Building Regulations approvals have been obtained.
Many older conversions fall short of current standards and may have no thermal insulation whatsoever. Without consents they cannot be classed as a full part of the living accommodation. This in turn can have a detrimental effect on a property’s value.
So, don’t take that nice attic room at face value. Get it checked out properly before you buy.
